The Southern California Association of NonProfit Housing (SCANPH) supports SB 1220 and urges your organization to weigh-in now. Take Action now here The HOMes Act (SB 1220) will support the development, acquisition, rehabilitation, and preservation of affordable homes for Californians on fixed incomes and modest budgets, including emergency shelters, transitional and permanent rental housing, foreclosure mitigation, and homeownership opportunities. Funded through a $75 document recording fee on real-estate transactions, the bill would generate an average of $700 million per year for housing affordable to hardworking families, put construction workers back on the job, and boost California's economy by creating millions of dollars in new economic activity. We need your support to make sure that your Assembly and Senate members and the Governor hears from you and request their support. Please send a fax immediately and then give them a call from the phone numbers provided after sending your fax. The most prevalent problem is housing that costs more than households can afford to pay. The causes include a housing inventory that has grown slightly less than the population and renter incomes that have increased much less than the cost of housing. The city's rental housing inventory has grown 8 percent since 2007, largely because owner-occupied property that has been foreclosed and unsold since the start of the 2008 recession has been converted to rental use until the for-sale housing market recovers. In the near term, this increase in the size of the rental inventory is good news for renters. It increases housing choices and diminishes rent increases. The bad news is that the incomes of renter households have been declining since 1990. There is year-to-year fluctuation in the median income of renters, but the overall trend is downward. Adjusted to account for inflation, renter incomes have declined about a fifth of a percent a year since 2000... Based on the Elder Economic Security Standard Index (Elder Index), a comprehensive analysis of data that defines the costs associated with the most basic expenses facing adults over 65, Of the nearly 20 million older Americans who live alone or with a spouse, about 47% can't afford everyday necessities such as proper nutrition and medical care, according to the analysis by Wider Opportunities for Women, a nonprofit research firm in Washington. The research organization used Census Bureau data to calculate median 2010 income levels for people 65 or older. Income came from a variety of sources, including Social Security, pensions and retirement savings. It compared that to basic living expenses in individual states and determined the gap between the two. Though there is a chasm between income and living expenses in every state, it's especially pronounced in some urbanized states where the rising cost of living has outstripped the fixed incomes on which many seniors depend. In California, a single person renting an apartment would need an annual income of $25,884 to cover everyday needs. But median elder income is only $19,200, according to the group. Given that they've already retired, that means the typical senior must cut expenses to bridge that gap of $6,684... Visit this link to learn more... | | CSH Policy Alert!
